According to a new analysis by Zoopla, that's exactly what's happening! Using eye-tracking software, Zoopla discovered that homebuyers are often distracted by non-essential items during viewings, missing out on critical features.
Last week's buzz was all about the surprising fact that buyers spend just 34 seconds in a bedroom and a mere 1.2 minutes in the kitchen. But the latest revelation is even more eye-opening: buyers are more captivated by ornaments, furnishings, and decorations than by the home's essential features. Items like mirrors, plants, and pictures are stealing the show.
In the hallway, for example, buyers spent more time looking at coat racks, rugs, and ornaments than at structural elements like ceilings, flooring, radiators, and walls. Some participants even returned their gaze up to 19 times to admire feature walls in various rooms!

Despite a full tour, crucial aspects like flooring, the roof, and ceilings were largely ignored. Radiators, vital for heating, barely got a glance, with viewers spending less than 0.5 seconds on them in any room.
Zoopla's trial aligns with their research among 2,000 homebuyers, revealing that only half check the boiler, and even fewer inspect water pressure, wifi strength, the attic, or the cellar. Instead, buyers are more likely to admire the current residents' photos, home tech, flowers, and furniture. Some even rummage through drawers and test the comfort of beds and sofas!
Two-fifths of buyers don’t check for damp, and three-fifths ignore condensation, despite these being critical issues. In bathrooms, ceilings—prone to damp and condensation—were the least observed feature, capturing just 3% of the attention.
